		<description>I&#039;m a US expat and have been residing in the Quepos/Manuel Antonio area since 2003.  Prices here enjoyed healthy appreciation over much of that time but leveled off during the recession as investor momentum and visitor headcount scaled back.  Just now activity is obviously resuming as those looking for a good buy have re-entered the market before it reheats.  

Unlike in the USA, pricing has not substantially dropped in this area except in those cases where the owner got caught in a financing bind.  Such inventory exists but is limited.  Thus, those with cash can find some attractive bargains but they won&#039;t last and you should move fast if you want to capture these.

The new highway south to Dominical is a real pleasure and is opening up some great opportunities to the shrewd investor willing to explore the area.  There are some fine parcels and ranches with rainforest/river/waterfall/oceanview features still available at attractive prices that certainly won&#039;t last.  

While parts of Manuel Antonio sell at several hundred dollars per square meter, one can go just a few miles down the new highway and still find opportunities under ten dollars a meter or even much less.  Not too long ago these lands were considered &quot;well off the beaten path&quot; and hard to reach; now, they&#039;re just a few tens of minutes down the highway.  The author is correct to state this as an unusual opportunity, and we are certainly seeking to acquire more holdings in the area at the present time.

Like real estate anywhere, one can&#039;t make a general statement about all of Costa Rica being over built, etc.  As the saying goes: Location, location, location.</description>
